It happens and it’s a real pain for the homeowner. Water runoff can make walking on your lawn a muddy mess. It can cause problems with grass establishment. Then try mowing dirt all summer no fun. You already know what happens and then after trying to resolve the issue you turn to a professional landscaper such as us for help. Many, if not all will not offer a guarantee, why? It takes several steps to ensure that grass will grow as explained on this site or hardscaping is another alternative as the sample images show below. We make additional recommendations that may be of use to future projects such as water catchment systems for rainfall from your roof. Instead of just using a standard drainage pipe we use The Quick Easy Drainage Solution in conjunction with aggregate and a good starter soil. If you wish to not start with seeding with a product such as Scotts Premium Seed, a good alternative that cost almost 2x more is sod. It still needs to be prepped or the roots will not establish. We think both have their place and whatever the customer selects we can offer suggestions on how and when is the best time to apply seed or sod. Any drainage issues should be addressed before the Sod or Seed is laid down saving you time and money.

Many of our clients have no grass at all after we blow the leaf’s off. Other times it’s patchy and uneven. A layer of rich stater topsoil and plugging can make a big difference. Crab Grass prevention will stop the germination of the crabgrass seeds once they germinate at 60 degrees you cannot do much about it. Soil prep and the right seed make all the difference. It takes about six weeks to germinate once laid down over a rich starter soil but the results speak for themselves. This extra effort of removing and preparation gives the chance for strong healthy roots to establish. *Taking care of any water issues at this time is also easier and will not disrupt the seeding process once you begin.

If you look at your grass now and dug a piece of it 6 Inches deep and six inches to 8 inch square. Really look at it. You could see the issues right away.  You do not have to be a professional to see that you don’t have roots that are 3 inches deep and look even and healthy sometimes the roots are sparse and only an inch or less due to soil compaction. To replace a lawn with Sod is very expensive about twice as expensive than seeding and you are placing the Sod on soil that has died before causing you to not get that beautiful lawn. We use the very best seed for the job. Yes you can grown grass under trees it just needs to be over-seeding 2x as much as your regular lawn. It may also require additional starter soil from time to time due to roots. When we mow a lawn we can aerate and plug a lawn for better flow of water and nutrients reducing compacted soil issues. Sometimes we just need to plug a lawn and thatch it before we add starter soil. If your lawn has had a history of not growing grass very well we may recommend just removing the old grass and adding started soil. It’s the most cost effective and best way to ensure a good base for seeding. A tennis court size area will cost about $100 in Premium Scotts Seed.

Removing the excess water so you do not have water destroying your lawn or yard helps. Below are images of fairly straight forward time tested ways of dealing with water issues. Using aggregate to surround a French Drain Pipe and covering it up will help. You may have to bury several French Drain Catchment Containers based on the water flow but it is a really good fix for this. So when you dig up that grass and take a look at an 8 X 8 inch sq., you can see the issues. If you see healthy roots great, or they were very shallow it is a dead giveaway that their is an issue. “Don’t Panic”. We have you covered sometimes with a very simple solution such as a rich starter soil. removing the old grass and mixing the new rich soil for starting grass. Starter soil is different than fill dirt. The seed you use makes all the difference along with all the prep work. It takes about two days of work for an average size front yard to prep and starter soil and seed. Than water 2x daily for 8 weeks and your lawn will come back and be beautiful as long as you keep it at the correct height and have it aerated once a year and plugged once a year along with over-seeding and fertilization. If you are adding starter soil and really good seed no need for started fertilizer. HGTV did a great article on dormant seeding and we have been doing this for years.
